How can I Pay My Rent?

360 Management Group offers numerous ways to pay rent. If you have provided us with a valid email address and phone #, you have likely been set up with a Tenant Portal. You can login to your Tenant Portal and pay rent online via card or e-check (service fees apply)

In addition to the Tenant Portal, you can request a one time pay slip from our office. This will allow you to pay your rent at Walmart, CVS & Walgreens. You can also mail your payment to our office. 

We DO NOT accept cash for safety & liability reasons.

Is There an Application Fee & Why?

Yes, our application fees are $35 per adult. We charge this so that we can properly screen each prospective tenant to be sure that each one meets criteria to rent one of our properties. Once an application is submitted, it is valid for 30 days.

Does Each Adult Need An Application?

Yes! Every person age 18 and older will need to submit their own application. We screen all adult applicants to qualify.

What If I've Never Rented Before?

Lack of Rental History will not automatically disqualify you from being approved. We factor in job history, income and circumstances such as college etc., in making this determination. We also work with co-signers for prospective tenants who may not qualify on their own. 

What is an Efficiency Apartment?

An efficiency (or studio) apartment is one where the living room and bedroom area are combined. 

Why Do I Have to Submit an Application Before Seeing a Property?

Great Question. We require applications to be completed before we show rentals for two reasons. 

1. Safety of our leasing staff. We have all of the applicant information in the event something goes wrong. 

2. It prevents us from traveling to properties where the applicant doesn't show up. If an applicant pays the fee and doesn't show up to view the property at the scheduled time, the application fee is forfeited and covers the time wasted. 


The good news is... if you DO show up to your scheduled appointment and decide the property isn't the right fit for you and you notify us within 24 hours, the application fee is refundable. Also, in the situation of multiple people applying for the same rental; should another applicant secure the property before you, we will refund the application fee. Application fees are non refundable for any other reason.

Applicant Criteria

Income/Employment

Applicants must be able to show verifiable gross income of 2.5 x the monthly rent (for properties with included utilities) - 3 x the monthly rent (for properties with Tenant paid utilities) and have verifiable employment, consecutively for a minimum of 2 years. In certain circumstances where the applicant qualifies other than financially, an approved and qualified co-signer may be obtained or a higher deposit may be offered. All co-signers must qualify just as an applicant would.

Rental History

Applicants must have a minimum of 2 years of verifiable & satisfactory rental history. If you have owned your own home, we will verify 2 years of on time mortgage payment history.

Evictions

Applicant must not have any eviction history in the past 5 years or owe past due charges to another rental property.

Criminal History

A criminal background check will be preformed on all applicants. Not all criminal records will disqualify your approval. Violent crimes and property crimes will disqualify your application.

Application Fees

Application fees are $35 for each applicant age 18 and older. Multiple adults applying for the same rental dwelling will each be required to pay the application fee.

Pets & Animals

Pet Requirements

 

Pets must be properly housebroken

Pets must have current vaccinations and licenses and proof of both

Liability Insurance Must be Obtained for Pet Owners with Dogs

No aggressive dogs are permitted regardless of breed

No Pets are to be kept or tied outdoors, temporarily, permanently or otherwise

No visiting pets, all pets must be authorized by Management

Breed Restrictions

 

German Shepherds; Rottweilers; Mastiffs; Doberman Pinschers; Pit Bulls (including American Staffordshire Terriers, American Pit Bull Terriers, and “any dogs containing characteristics of these breeds”); Chows; and Akitas


This is an Insurance regulation and not our personal choice. 


Pet Fees

First Pet - $500 Non Refundable Pet Fee & $50/month

Second Pet - $250 Non Refundable Pet Fee & $25/month

How Many Pets Can I Have

We have a two pet maximum at most of our Rental Properties

ESA & Service Animals

In accordance with the law, ESA & Service Animals are permitted with proper documentation.
